Building vs renovating

by Sekisui House on 28 04 2016 in Tips & Advice

There are many choices to make when it comes to your home, especially if you’re trying to decide if you should renovate your existing home or build a house from scratch, and working out what would best suit your needs, both now and into the future.

Building a New Home vs. Renovating Your Existing Home
Renovating a home you already love is a big task. If you love the location and can’t imagine leaving, or only need small changes to your home – renovation is the road for you! Renovations can be done in stages and over a period of time spreading the cost and work involved to ease the burden.

However, renovating can be inconvenient if you need to continue living in the house during the renovation, not to mention the stress it can cause. Constraints around which walls can be moved, existing electrical, and plumbing and stormwater infrastructure, can limit what you can do with your house. It’s also important to remember that if the renovations are done incorrectly - the value and quality of your home could be reduced.

On the other hand, if you build a house from scratch, you have the opportunity to choose a reputable home builder to work with from start to finish. Home building companies vary in their ability to design beautiful houses, built using trusted trades people to produce quality homes. So it’s a good idea consider a company that is reliable, experienced and credible.

Home Building Companies – Responsibilities and Expertise
The biggest positive for building your own new home is that you have a say over the design and function of every aspect. A reputable building company will have a team of experts available to help - from selecting the ideal floor plan to suit your block of land, to assisting you with your colour schemes.  It’s their job as home builders to ensure you are 100% happy when you move in. Their focus should be on how you live in the home and how it interacts with the surrounding environments, now and into the future, while ensuring that the living experience is safe, comfortable, and secure.

Take the Stress Out of the Process
Building a new house can be stressful, but the right home builder will be able to take the stress out of the process - from design to handover. Your chosen home builder will handle and coordinate all the trades, and paperwork for council approvals during and before the construction process, to ensure that you don’t have to worry. The home building companies you consider should meet your personal needs from project management, quality control and design perspectives.

Environmental Impact
Building a new home means starting from scratch, so the opportunity exists for your home builder to help you create a healthy space for your family with minimal impact on the environment.

Renovating doesn’t always allow for this option within the existing infrastructure. Intelligent use of space, windows and even placement of the house on a block of land can ultimately affect the costs of heating and cooling your home, and therefore its environmental footprint in the long run.

We had the opportunity to showcase our build process and philosophies in a series developed with Channel 10’s Healthy Homes TV. Over the course of six episodes the series gave viewers a behind the scenes look at the process of designing, building and decorating a new home from start to finish. You can get an idea of what it might be like to build your own home in comparison to renovating, by viewing it here.
