Steps to Home Building - Building Your New Home

Building your new home

Sekisui House provides the Authority to Commence Construction (ACC) after your Development Application is approved, and your Construction Certificate and any other necessary building approvals have been received.

Sekisui House provides the Authority to Commence Construction (ACC) after your Development Application is approved, and your Construction Certificate and any other necessary building approvals have been received. We ensure all the conditions of your Home Building Agreement have been satisfied, including finance approval or cash confirmation and any other client responsibilities outlined in your Home Building Agreement. This may include:

•Finance approval: if you are taking out a loan, unconditional approval of the required loan amount and approval to commence construction is required from your financier.
•Cash confirmation: If you are paying cash, proof of funds are required. You will be required to sign a statutory declaration and provide a current bank statement showing funds available.

Legal and financial note: All subject conditions in your Home Building Agreement must be met before construction of your new home can commence. You must ensure that the site surrounding your existing home is clear and that adequate access is available for our trades and materials.

Note: All of the conditions that are relevant to your contract must be satisfied before we are able to start construction. Your Customer Service Officer will follow up on all conditions to ensure that they are satisfied.

Building your new home
Your bank will release progress payments at the following stages:
Deposit - 5%
  •  Payable at the time of signing your Home Building Agreement
Base - 10%
  • The time at which the buildings foundations are complete and the slab is poured
Frame - 15%
  • The time at which the buildings frame is finished
Enclosed - 35%
  • The time at which the roof is on; the external cladding is fixed; the external doors and windows are fixed (even if only temporarily)
Fixing - 20%
  • The time at which all internal linings, architraves, cornice, skirting, doors to rooms, baths, shower trays, wet area tiling, built-in cabinets and built-in cupboards are fitted and fixed in postion
Practical completion -
  • Balance owing The time at which the works have been completed in accordance with the contract (all statutory requirements apart from minor defects or minor omissions) and is suitable for you to live in
