The housing market is changing, so, is now the right time to buy?

19 October 2022

Buying a home is a huge financial and emotional commitment and a decision you want to feel confident and safe in making. And with all the conversation around the rising cost of living and the state of the property industry, many prospective home buyers are in a position of uncertainty wondering if now is the right time to buy.

To help demystify the process for buyers we spoke with our Executive General Manager, Craig D’Costa to uncover his top three tips when you find yourself on the path to purchase.

1. A strong track record is an essential foundation

When looking to purchase a home off the plan or under-construction, it is critical to understand the builders’s track record before settling on a home that best suits your needs. Ensure you do your due diligence into the builder’s history of delivery, the projects they have in the pipeline, and even go and inspect complete homes yourself to check they are at the standard you would expect for your dream home.

Purchasing with a globally-backed home builder like SHAWOOD is not only secure, but also one that has a proven track record of quality builds. Established in 1960, Sekisui House is one of the world’s largest residential development and home building companies with operations in the United States, China, Singapore, Australia, and the United Kingdom. The trust and respect Sekisui House has earned in Japan has been embraced by communities across the globe and is underpinned by our philosophy to create homes that improve with time, and last for generations. SHAWOOD was established by Sekisui House in Japan in 1995 because of demand for a highly engineered housing construction system that displayed resistance and durability to the country’s extreme weather conditions, in particular earthquakes.

Throughout our 60-year history, we have overseen the full lifecycle of more than 2.5 million properties globally - from conception, to development, to completion. To date, over 85,000 premium SHAWOOD homes have been built globally. SHAWOOD is resetting the standard for home building in Australia by combining the very best in organic design principles and pre-engineered precision, delivering a visionary level of quality that incorporates building innovations and a deep respect for sustainability.

2. Quality assurance is more than just a checklist

Quality is key! It’s important you evaluate the quality assurances that are in place when choosing a home builder. From the innovative solutions developed by Sekisui House’s Housing and Research Institute in Kyoto, through to the specially trained construction and sales staff in Australia, the entire process is exceptionally thorough and considered. Every SHAWOOD home is inspected and tested by trained professionals who examine the building extensively throughout key construction phases to ensure the company’s strict requirements are met.

Sekisui House Australia also has a local SHAWOOD Centre for Manufacturing and Quality Control located in South West Sydney where structural components are manufactured in a strict quality assured environment, delivering millimetre-perfect calibration and minimum production tolerances of only 0.5mm and 3mm on site.

3. Take the time to set your non-negotiables

As we have seen, the property market can change rapidly and while it is good to have flexibility, you need to have a clear understanding of what you want. Prioritise your key non-negotiables in a home builder, understand your budget and do your due diligence in terms of checking the track record of prospective developers and builders. These are all essential exercises in making the right decision, and help to make an easier decision in the long run.
